Why El Segundo Buyers Are Buying the School District

El Segundo is a city of about sixteen thousand people wedged between LAX and Manhattan Beach, and it operates like a small town in a way that surprises people who have only driven through it on Sepulveda.

The thing that drives the housing market here is not the beach, although you are close to it. It is the school district.

The district

El Segundo Unified is its own district, separate from Los Angeles Unified, serving only the city. It is small. Families move here for it and they stay, and that has a direct effect on inventory. Turnover is lower than the surrounding areas because people who get in do not leave until the youngest one graduates.

If you are buying here for the schools, verify the boundary yourself. Do not take a listing agent’s word for it and do not take mine. Call the district.

What the housing stock looks like

Mostly single family, mostly modest by South Bay standards, on small lots. A lot of it is original 1940s and 50s construction that has been added onto over the decades. There is newer construction, and there are townhomes, but the character of the place is small houses on small lots with people who know their neighbors.

Prices sit below Manhattan Beach and above most of Torrance, which is exactly where the geography would put them.

The refinery

Chevron’s refinery sits at the south end of town. It has been there since 1911, which is longer than most of the houses. Some buyers will not consider El Segundo because of it. Others do not think about it after the first week.

I do not tell buyers how to feel about it. I tell them to drive the specific block on a day with an onshore wind and decide for themselves.

What people get wrong

They think of El Segundo as an aerospace town where nobody lives, because they have only seen the office parks on the east side of Sepulveda. The residential side, west of Sepulveda, is a different place entirely. Main Street has a hardware store and a movie theater and a farmers market.

What sells and what sits

Anything in the district that has been updated sells quickly and frequently with multiple offers. Original condition sells to builders and to families who plan to add on.

What sits is anything overpriced. This is a small market with a lot of repeat local buyers who know exactly what things are worth, and an aggressive list price gets noticed immediately.

Before you write an offer

Check the lot for expansion potential. Many of these lots are small enough that a second story is the only way to add, and the city has specific rules about that. Confirm before you assume.
