
What Torrance Gets You That the Beach Towns Do Not

Torrance is the largest city I work in and the one buyers know the least about before they start looking. It is also where a lot of my clients end up when they run the numbers on what they need against what a beach city costs.
What you are trading
You give up walking distance to the sand. In exchange you get more square footage, a larger lot, and a lower number, frequently by a wide margin for the same house.
For a family that needs four bedrooms and a yard, that trade is often decisive.
The neighborhoods
West Torrance is the most sought after and prices accordingly, largely because of the schools and the proximity to the beach towns.
The Hollywood Riviera, on the hill at the western edge, overlaps with Redondo and trades higher than the rest of the city.
Old Torrance, around the original downtown, has the oldest housing stock and a genuine historic core that most people do not know exists.
South Torrance sits near the Palos Verdes border and picks up some of that character.
Central and North Torrance are more affordable and more mixed in stock.
The schools
Torrance Unified is large and the quality varies by school. This is a city where the specific attendance boundary matters a great deal, and where two houses a few blocks apart can feed different schools with different reputations.
Verify the boundary for the address you are considering. Do not rely on the neighborhood.
What people get wrong
They dismiss Torrance as inland suburb without ever driving the west side. West Torrance is four miles from the ocean, has a marine layer, and feels considerably more like Redondo than like anything east of the 405.
What sells and what sits
Updated single family in West Torrance sells quickly and competitively.
Original condition sells to buyers who want to renovate, of which there are many in this city.
What sits is anything priced without regard to the school boundary. Buyers here shop by school and they know exactly which side of the line they are on.
The thing worth knowing
Lot sizes throughout Torrance are generally larger than the beach towns, and California ADU law has made those lots more valuable than they were five years ago. If you are looking at a property with a long driveway and a detached garage, that is worth understanding before you assume the price.
