Venice Prices by Block, Not by Neighborhood

Venice has the widest variation of any market I work. Two properties four blocks apart can differ by a factor that makes no sense on paper until you stand on both streets.

The canals

The remaining canals in the southern part of Venice are their own market entirely. Small lots, footbridges, no street parking on the canal side, and a waiting list of buyers. Property here rarely sits.

The walk streets

Venice has them too, and like Manhattan and Hermosa, they carry a premium for the same reasons. No cars, front doors facing a shared lane.

Abbot Kinney and the commercial spine

Proximity to Abbot Kinney is a value driver and also a noise and parking cost. Buyers weigh it differently and I do not have an opinion for you. I have a recommendation, which is to park on the specific block on a Friday evening before you decide.

Oakwood

Central Venice, historically the most affordable part of the neighborhood, and the part that has changed the fastest. Lot sizes are small and the stock is mixed.

What people get wrong

They read a median price for Venice and treat it as meaningful. It is not. The distribution is so wide that the median describes almost nothing. Look at the specific block.

Rent control

Venice is in the City of Los Angeles, which means multi-family built before October 1978 is generally subject to the Rent Stabilization Ordinance. If you are buying income property here, that is not a footnote. It governs what you can charge, what increases are allowed, and what it takes to remove a tenant.

Anyone selling you a Venice duplex should be handing you the rent roll, the tenancy dates and the RSO status without being asked. If that information is slow in coming, that tells you something.

What sells and what sits

Architecturally significant new construction sells. The canals sell. Walk streets sell.

What sits is the property with an unresolved problem. A permit issue, a tenant issue, an easement. Venice buyers are sophisticated and they price problems accurately.

Before you buy

Pull the permit history. Venice has a great deal of work done without permits, going back decades, and it surfaces at the worst possible time, usually during a buyer’s inspection when you are the seller.
