Westchester Is the Last Westside Neighborhood Where You Get a Yard

Westchester does not market itself. There is no Abbot Kinney, no Runway, no oceanfront. What there is, is several thousand single family houses on real lots, fifteen minutes from the beach, in the city of Los Angeles.

That is a rarer thing every year.

The neighborhoods inside the neighborhood

Kentwood is the one buyers ask for by name. It is north of Manchester, the lots are generally larger, and the houses are mostly post-war traditional and ranch. Prices reflect that.

North Kentwood, above Westchester Parkway, is quieter and closer to Loyola Marymount.

The Osage and Emerson pockets have smaller houses and a lower entry price, and they are where I send buyers who want the neighborhood without the Kentwood number.

South of Manchester the stock changes. More multi-family, more mixed use along Sepulveda, and prices come down accordingly.

The airport question

Westchester sits north of the LAX runways, and on a standard west flow the arrivals come in over parts of it. Some blocks hear it constantly. Others barely at all.

There is a real distinction that matters here. Many homes in the affected areas were soundproofed under the LAX residential soundproofing program, which paid for windows, doors and insulation. If you are looking at a house in the flight path, ask whether it was soundproofed and get the documentation. It changes the experience of living there substantially and it is worth confirming rather than assuming.

What people get wrong

They write off Westchester because of the airport without ever standing in the specific house. The noise is not uniform. I have walked buyers through houses eight blocks apart where one was unlivable for them and the other was fine.

Who lives here

LMU faculty. Airline and airport employees. People who work in El Segundo or Playa Vista and did not want a condo. And a significant number of families who wanted a public elementary and a yard without moving inland.

What sells and what sits

Updated houses on the larger Kentwood lots sell fast and often over asking. Original condition houses sell too, to buyers who want to do the work, but they sell to a different buyer and they take longer.

What sits is anything priced against Playa Vista or Mar Vista comps rather than Westchester comps. It is its own market and it prices as its own market.

The thing worth knowing

Lot sizes here support additions and ADUs in a way most Westside neighborhoods do not. If you are buying with a five to ten year horizon and you want the option to add square footage, this is one of the few places on this side of town where the math works.
